What does DSCR stand for and how is it calculated?

DSCR stands for Debt Service Coverage Ratio. It is calculated by dividing the property's gross monthly rental income by its total monthly debt obligation (principal, interest, taxes, insurance, and HOA if applicable). A DSCR of 1.0 means the property breaks even; above 1.0 means it generates positive cash flow.

Do I need to show personal income or tax returns?

No. DSCR loans are specifically designed to eliminate the need for personal income documentation. We do not require W-2s, tax returns, pay stubs, or personal income verification of any kind. Qualification is based entirely on the subject property's rental income.

Can I close in an LLC or business entity?

Yes. Our DSCR program allows you to take title in an LLC, corporation, trust, or other business entity. This is one of the most popular features for investors who want asset protection and cleaner portfolio accounting. The entity must be in good standing and the guarantor(s) must meet credit requirements.

What is the minimum DSCR ratio required?

Our standard program requires a minimum DSCR of 1.0, meaning the property's rental income must at least cover its total monthly debt service. Certain programs may allow DSCR below 1.0 for strong-credit borrowers on a case-by-case basis. Not all applicants will qualify. Contact us to discuss your specific scenario.

Are short-term rentals (Airbnb / VRBO) eligible?

Yes, on qualifying programs. Short-term rental income from platforms like Airbnb and VRBO can be used to calculate DSCR using documented rental history (typically 12–24 months of platform statements). Market rent from a 1007 appraisal may also be used for properties without STR history.

How many properties can I finance with DSCR loans?

On our standard DSCR program, there is no set limit on the number of properties you can finance, subject to lender guidelines and underwriting approval. Because qualification is property-based rather than income-based, your personal DTI does not accumulate across properties. This makes DSCR the preferred tool for investors actively building portfolios.
